Location: A Critical Aspect

Often times, we hear people quote that the most important aspect of any real estate property is its location. A dull restaurant with a lousy menu can do well at a good location, while a fine restaurant can fail at a bad location. This proves that a perfect location for any business, especially those involved in the food industry, will generate strong revenues for the company and is very crucial to the investor.

Market research should be a valuable tool for a restaurant business or any business for that matter. Conduct your own research so it saves you resources and time waiting for feedback. Investigate the proposed location's physical context like neighbouring establishments, residences, medical and emergency facilities in case of any misfortune, and other things that might affect the success or failure of your business.

A perfectly situated restaurant in particular should have the following characteristics:

High traffic volume – a restaurant situated in a popular shopping mall or amusement centre or park is always desirable because of the influx of people coming into these establishments.

Adequate visibility – if there is high traffic volume in the area, it is just fitting to draw all the attention to your business. Large, colourful and attractive signs should be visible from the street to point out the location of the business.

Accessibility – high traffic volume is not enough. Your restaurant should also be located where it is very accessible. People should be able to easily manoeuvre their vehicles toward your location, otherwise they will just pass you by and look for a more accessible company.

Appropriate demographics – your business should be located where your target market is. If you are operating a fine dining restaurant, it should be located where the rich and famous people live or go to most of the time.

Ample parking spaces – there should an area large enough for the number of people you are planning to serve. Otherwise, people will drive along and find some place else.

Wisely choosing the location for your business cannot be overstated. This will save you so much time, energy, money and aggravation by doing a thorough research before committing to anything.
